Buying in St. Cloud: A Question of Timing

This month has brought news of buyers backing out of pending sales contracts at a record rate—which could also have many would-be buyers asking themselves if buying in St. Cloud right now is the right move. The questions are reasonable: “Will I be overpaying if I buy today?” “Will prices drop tomorrow?” “Will I get a better deal if I hold off?” In many cases, the best answers actually depend less on the marketplace than on the personal circumstances of the person doing the asking.

If, for instance, you are currently considering buying a home in St. Cloud but think there’s a chance you may outgrow the home within the next few years, buying could be inadvisable. If you think there is a chance you might need to relocate or change jobs or income tiers, well, chances are you could be better served by renting until your personal plans become clearer. 

On the other hand, if you believe you are buying a home that will meet your needs for the foreseeable future—if you are confident about your job prospects and earning power and that relocating is not in prospect—then there are substantial reasons to believe that buying a home in St. Cloud now is likely to be the best move for you and your family.  

First are the unambiguous financial plusses that go with owning a home. The tax advantages are weighty—especially in the current climate of rampant inflation and rapidly rising rents, holding spending to a fixed total is becoming increasingly valuable. Then there’s the peace of mind in knowing that you control your own residence rather than being subject to a landlord’s plans (and rent increases). 

If buying in St. Cloud looks like the right answer for you, one basic step will help you save money no matter whether the housing market is hot or cold. Shop around for the best mortgage rate–don’t just assume all offers will be the same that you hear from the first mortgage broker you contact.

But no matter how you proceed, make sure your decisions are made keeping in mind that, in addition to its investment value, your choice will determine the quality of your sanctuary and shelter.
