Six Tips to Help Navigate Springtime Homebuying Season

Given the warmer weather, longer days, and blossoming flowers, it’s easy to see why this time of year brings out earnest buyers, including those serious about buying a home in St. Cloud. Buying that St. Cloud property can be a daunting task, especially for first-time buyers—and today’s changing market doesn’t make it any easier. 

 If you’re thinking of buying a home in town this spring, here’s a list of navigation tips to keep in mind as you search for your new home:

1.                  Define your budget. Before you start your search, determine how much you can safely afford to spend. Account for all of your monthly expenses including expected mortgage payments, property taxes, and insurance. Then, once you have determined what you think is your budget…

2.                  Get pre-approved for a mortgage. This will help determine your actual loan budget—and, once you start to write offers, give you a competitive edge in a hot housing market. It will also demonstrate to sellers that you are a serious (and qualified) buyer.

3.                  Next, be prepared to act fast. While we may be in a changing market, there are still many St. Cloud homes that sell quickly. Be prepared to act fast when you find a home that meets your needs. Make sure you have your financing in order so that you are ready to make an offer when the right opportunity arises. In a competitive situation, it may well prove decisive.

4.                  Consider the location: Location is often the key to long-term gains. Think about factors such as proximity to schools, public transportation, and local amenities like restaurants and shops.  If the market dips, the homes in the best locations will always fair the best, and bounce back the fastest. 

5.                  Look beyond cosmetic issues: Don’t let small cosmetic issues (like that awful wallpaper!) deter you from digging deeper into a home that meets your needs. Focus on the bones of the home and potential for customization.  You will have plenty of time to address cosmetic issues later.

6.                  Get a home inspection: Once you find a home you like, make sure to get a home inspection to identify any potential issues. This will give you a better understanding of the condition of the home and can help you negotiate repairs or a lower price if major issues are uncovered.
