The answer to that question is ‘Yes’, list it, by all means; but when should you list it? When it comes to the Real Estate Market, it’s been bullish to say the least. Sellers have been licking their chops as buyers are stuck in contentious bidding wars and, to be honest, it’s exciting to watch. If you have watched a high-stakes poker game, putting an offer on a home you have fallen in love with is like watching the river card on the last hand on the world poker tour. Great news for the seller and that’s why, yes!!!! List your home. Timing is 🔑.
Summer is almost over, and the bear (market is slowing down) is quietly approaching. It’s basic supply and demand, and the supply is going up with no apparent shift in demand. There was a severe housing shortage in the winter months, which sparked a fire in the Real Estate market.The last three years we have had 4.9, 4.5 and 4.4 million in inventory in the greater Twin Cities and Central Minnesota area in July. Compare that to January number where inventory was sitting at 3.3, 3.1 and 2.7 million respectively since 2016. Enough with the numbers; what I am trying to say is, it is still a sellers’ market, but play your cards right. There was a shortage of listings in January but that has changed. Don’t fall into that trap, just even asking 5k over might leave you waiting too long for an offer.
Timing and Pricing are important, interest rates are stable (very small upward tick), economy is doing great and there are still future homeowners out there. Get a good return on your investment, and do not leave a penny on the table. Numbers never lie but they might not give you the whole picture, so call an agent (me) and get your free market analysis which will include the ideal time to put your home/investment on the market.
