Most likely you have been thinking about selling your home for quite a while before you actually list it. You spend time valuing your home, watching the market, viewing your neighbors as they list and sell, all the time, comparing your home to their home. 

While you do your “research” consider, an action plan to list your house to get the best price and sell in the quickest time possible.

  1. Updates/Trends

      1. Painting - What's on trends and should I always paint those colors? 

      2. Flooring - Is carpeting out? 

      3. Cabinetry and countertops - What are my options? 

      4. Siding - Painting or replace?

      5. Roofing - How old is too old? 

      6. Septic/Sell Certification - Does this apply to me? 

      7. What looks dated? - What if that berber carpet is in perfect condition? 

  2. De-Cluttter & Disassociate Yourself - Where do I put all this stuff and why is disassociating with the house impoartant? 

  3. Clean - How clean? 

  4. Fix the problems - What if my windows are painted shut? 

  5. Think about staging - What is this? 

  6. Curb appeal and landscaping - How important is this to selling my house?

#2.1 Updates and Trends: Paint Color

In our last article, we talked about an action plan to list your home. Let's first focus on painting your home.

Believe us, it’s awful to bring  a buyer tour a home with paint colors of burgundy and deep Christmas green popular decades ago. This sends an instant message, weather true or not,  that the home has not been well maintained, inside or out.

How do you choose paint colors and is it important to stay on trend? Last year we saw the heavy use of gray from light cool to the deep and dark. Gray is a wonderful wall color and is still on trend for this year. Gray is easy, because it goes with almost any color…red, blue, teal, yellow, black, pink, green etc. So a buyer looking at your home will be able to see their furniture easily in the home which is vital to a new owner. 

All the research we have done for the upcoming year, show a  color pallet of dusky blue, blue-green and sunshine yellow as "on trend." The idea is that you choose the color pallet that reflects your personality: Dusky Blue: Confident, Blue Green: Composed and Sunshine Yellow: Happy.  

We have to consider how to choose a color pallet when we go to SELL our house. Some of these unpredictable colors on trend will not go with everyones decore' and furniture and let’s face it, if you are selling your house you have to think about what your potential buyer desires. 

Not a lot of people will have furniture that goes with a dusky blue pallet. So if you want to be on trend, go toward a blue hued gray. Sunshine, bright yellow is another color that is typically pretty agitating, so we recommend if you want to use yellow, use it for accent color only. Or consider a yellow that is more on the cool side like a golden yellow. Blue-green is a very calming, relaxing color, but keep it on the lighter side toward an aqua hue. No dark blue-green walls!!! 

So, in conclusion, it’s best to be on trend and choose colors on the neutral side with paint color that will be calming, and will go with a number of other colors. If you choose to stay with last year’s trend of gray, that will be a safe bet as well.
